Tenant FAQ's

Tenants often have the same basic questions. We have addressed some of these questions for you. As not every circumstance is the same this is simply basic information, please feel free to contact the office for details specific to your lease or situation.

How do you screen applicants?

Our rental application centers on these areas:  Income verification, credit check, criminal background, and rental history. We perform a local and state criminal check. We will contact your employer and current landlord. We search court records for evictions, felonies or financial judgments. Most properties require a credit check be performed. We approve tenants on a case by case basis. There is a $35.00 application fee for each adult. We do not deny automatically based upon one mistake, and each property (depending on the owner requirements) has a separate criteria, so fill out application today, it may only take a few hours to let you know if you qualify.

How do I submit an application?

Simply email, fax or drop off the application at our office. The email address is BLUEKEYreceptionist@gmail.com. Or fax to (850) 215-7197. If you stop by the office; there is a drop/rent box located to the immediate right of the front door where you can slide your application into. The fastest way to get qualify is to stop by the office Monday through Friday 9:00am-6:00pm.

What is the animal policy?

Because each property location has individual policies, this varies. Most properties allow cats. Some allow dogs. This is usually reflected on the available listing on a per property basis. Typically, we do ask $150.00 nonrefundable animal fee, per animal to be paid at the time of lease signing.  All animals are to be disclosed at the time of application and will be approved prior to lease signing. You the renter will sign a animal addendum taking liability for the animal. If you are a current tenant and wish to get an animal approved simply contact the office and we will go over which types and breeds are acceptable for your unit. We do not accept pit bulls, wolf breeds, Rottweiler's, or German shepherds due to insurance restrictions.There is a dangerous dog breed list which may prevent a homeowner from qualifing for insurance, so we must know the breed of your dog. There is FIDO insurance available online; which in the past has helped tenants with really sweet dogs that made it onto the dangerous list qualify to lease. This is a landlord decision (case by case) and IF you have aquired the insurance we can always ask.

How can I pay my rent?

There are many ways you can pay the rent. You can pay here at the office by money orders or cashier's checks. We do not take cash or personal checks. The easiest way to pay the rent would be to log onto your tenant portal and with a click of a mouse your rent is paid. If you have not created your account yet simply give us a call.

How can I get a copy of my lease?

You simply need to stop by the office or call us and we can Email one to you.

Are utilities provided with the property for lease?

Most properties do not include utilities however, we do manage properties that may provide some utilities. This various by property. 

How do I request maintenance repairs?

Contact the office at (850-248-0048) ext 305 for EMERGENCY maintenance requests during office hours. If you are calling after hours, please leave a detailed message with your name, unit number, maintenance issue and your telephone number. We will contact you as soon as we return to the office and we will place a work order directly with the maintenance department. For NON emergency issues log onto your tenant portal to submit a service request or stop by the office to complete a work order form.

How does the SECTION 8 / HUD process work?

BLUEKEY Property Management has many landlords which accept Section 8 and HUD applicants. Bay and Washington Counties provides financial assistance thru HUD, Section 8 and Tri-County Council to those who qualify. The housing department agrees to pay a portion, or all, of the rental rate. Tenants are responsible for the balance of rents due payable on the 1st of each month. We do screen HUD renters the same as we screen our other renters, and renters under the section 8 housing program can be denied based on qualifications.  The housing department performs an inspection on the property to make sure it’s in acceptable condition and that everything is in working order.  The housing department signs a 12 month lease with the landlord and the renter, and promises to pay the rental amount, or portion of the rental amount, as long as the renter and landlord keep their contractual obligations.
